What Happens After You Call

You want to know if a loan can work before you hand over anything. On the first call we ask about the property, how you earn and what you plan to put down. It costs nothing, and we do not pull your credit.

When you decide to go ahead, you sign a written application and the lender pulls your credit. Within three business days the lender must send a Loan Estimate with the rate, points and closing costs in writing. Closing time depends on the appraisal, title, escrow and how fast you send papers, and we cannot promise a date.

Questions From Los Angeles County Buyers

How many months of bank statements does a bank statement loan need?
Bank statement loans look at 12 to 24 months of deposits. The lender adds them up to estimate what you earn, so a longer history gives it more to work with. If your tax returns already show strong income, a conventional loan usually costs less, and we will tell you so.
What counts as a jumbo loan in Los Angeles County?
A jumbo loan is any loan above the conforming limit. The Federal Housing Finance Agency sets that limit every year, and Los Angeles County has a high cost limit of its own. On the Westside and in the hills, most purchases need a jumbo loan, so reserves and income rules matter more than the loan name.
Can I buy a rental here without showing my own income?
Often yes. A DSCR loan, short for debt service coverage ratio, qualifies the property on its rent instead of your paycheck. The lender divides the rent by the mortgage payment and sets the lowest ratio it will accept. It also decides how much short term rental income it counts.
Do you serve the San Fernando Valley from Calabasas?

Can I use my investments to qualify instead of a paycheck?
Yes, on an asset depletion loan. The lender treats part of your savings and investments as monthly income and decides how much of each account counts. It fits buyers whose wealth sits in accounts and not in a salary.
What do you need from me before we talk?
Very little. We ask what you are buying, how you earn, your credit profile and the loan amount you want. We do not pull your credit on that first conversation.
